Now there are plenty of positives for all seasons, whether it’s the blooming flowers of spring, the clear blue skies of summer or the cosy fires in winter, houses can be staged and adapted with any season.
However, we spoke to some Rise Park estate agents who told us why they believe that Autumn is the ideal time of year to put your house on the market.
Less Competition
Spring and summer tend to see the property market at its busiest and as a seller this can mean your home having to compete with dozens if not hundreds of similar houses in your area at the same time. Autumn offers a steady amount of interest but with less competition that can mean a quicker and easier sale.
School Catchment Areas
Most schools have an admission deadline of January / February which usually requires families to be living within the catchment area by this time in order to secure a place. If your home is near a good local school, then this can certainly be a factor for families who are keen to get their child accepted.
Serious Buyers
If you have done it before then you know that selling a home isn’t always the easiest and there can be many frustrating times where you clean, scrub and stage the home, get the dog looked after or arrange your whole day around viewings only to deal with time wasters and no-shows.
In the Autumn, when you are heading towards Christmas you are much more likely to find that the types of buyers looking are serious about buying a home and hoping to do so quickly.
Autumn Charm
Depending on the month or weather, you can make sure that you show your home in the best possible light to attract buyers. Whether it’s making sure it’s cosy and warm, putting out some seasonal touches like pumpkins or Christmas decorations or lighting a fire and having the house smell like cinnamon, the festive touch can really work wonders.
Faster process
Due to that fact there are fewer sales in the Autumn, it can mean that those who sell their home at this time of year benefit from a faster process. Services such as conveyers, estate agents, mortgage brokers, solicitors and removal companies aren’t as in high demand which can mean that the sale and move goes through quicker than it typically would in the peak months.
Autumnal Weather
The British weather may be a real mixed bag but there are a number of reasons why Autumn may be the best for selling your property. Summer can mean a sweltering house that makes buyers uncomfortable in the heat and in peak Winter, even with the heating on full blast it can highlight cold areas.
Autumn tends to offer mostly dry, cool days that can be a real benefit when selling a home with green grass, plenty of flowers still around and beautiful burnt orange and red leaves falling to the ground.
